Our rooms
Our two guest rooms overlook the private garden, either across the fields towards the 15th-century church at the head of Benenden village green or towards our bluebell-filled woods. For more details, please see our accommodation page.
One room has a king-size double bed and the other twin beds, with an optional additional fold-out bed if required. Both rooms have private ensuite shower rooms, are centrally heated, non-smoking, and include free Wi-Fi and internet-connected television.
The house is often decorated with fresh flowers and greenery from the garden. Do let us know in advance if you are a hay fever sufferer.
Home-cooked breakfast with local produce
Breakfast is served in our dining room overlooking the garden and includes fresh fruit, pastries, cereals, natural yogurt, home-made bread, and preserves including our own honey, marmalade, blackcurrant and strawberry jams.
Fresh eggs can be prepared to order, and breakfast is accompanied by freshly brewed coffee, a selection of teas, hot chocolate, local apple juice, orange juice and fresh milk.
On fine days there is often the chance to enjoy tea and home-made cake in the garden on arrival, or in the dining room if the weather is less kind.

The Holt makes an excellent base for exploring Kentish villages, gardens, historic houses and castles, including Sissinghurst (2.5 miles), Cranbrook (3 miles), Smallhythe Place (4 miles), Great Dixter (7 miles), Tenterden (7 miles), Bodiam Castle (10 miles), Scotney Castle (10.5 miles), Rye (14 miles) and Leeds Castle (22 miles).
Benenden itself has two welcoming country pubs, a well-loved community shop and coffee bar, and a real village atmosphere. Please see our local eating & places page for more suggestions.
The Bull is an easy walk and serves a wide range of food and drink, together with roaring log fires for cooler English days. The Woodcock is a lovely 40-minute walk away through the Roman Strawberry Wood Culvert. If you fancy a stroll to the village for coffee and a paper, we are pleased to support our village community shop and coffee bar, ‘Benendens’.
Benenden Girls School is about a 10-minute walk away, and Benenden Hospital is a short drive. The Grange, just off Benenden Green, is home to the famous Collingwood ‘Cherry’ Ingram garden.
Prices
Rooms are from £110 per night for two people staying two or more nights, including breakfast.
An additional fold-out bed may be added to the twin room for three people sharing for an extra £40 per night including breakfast - though it is best suited to very close friends.
